The checks
Your letting agent needs to carry out a reference to reassure the landlord that you’re suitable for the tenancy and can afford to pay the rent on time each month. Checks usually include a credit search, bank account validation, confirmation of employment, and a reference from your previous landlord.
We never take more information than we need to verify the facts and we aim to make the process as simple, transparent and speedy as possible for everyone concerned.
Any information you share with us is absolutely safe. Rent4sure’s advanced operating system is certified under the prestigious ISO27001, the Information Security Standard, and our security policies and processes are externally audited every year. This means we’ve been independently assessed to an international standard based on industry best practices.
We fully comply with GDPR regulation and all other legal responsibilities. We'll only hold your data for a limited time and it’s always deleted from our system once it is no longer required. Rent4sure never passes personal details onto any third parties without your explicit permission and we do not sell data to third parties.
How long will it take?
We aim to get each reference completed as quickly as possible, and the majority of our references are completed within 48 hours. Of course sometimes situations can be more complicated so we may need a little more information. If this is the case we’ll keep you up to date, taking care of everything, and make all the necessary requests so you don’t have to worry.
Completing your reference online is easy and all Rent4sure links are secure. You’ll be guided through everything step-by-step and be able to track the progress of your application. Our custom-built streamlined system is easy to navigate, works on any device, and keeps you in touch at all times. The supporting documents for your application, including photographs of documents and screenshots of online bank statements, can be uploaded instantly from your Tenant Portal.
Be prepared
Having your paperwork ready, and ensuring it’s up to date and valid, can help speed things along and prevent unnecessary delays. This may include bank account details that include your full name; 6 months’ worth of bank statements and payslips; Student Finance Award letter for the upcoming academic year; your passport; and any relevant visas to prove your right to live in the UK. We’ll also need your full address and contact details, including your mobile number and email address.
Self-employed applicants should have their most recent tax return ready to submit.
If you’re starting new employment, please make sure your new employer business contact details are available to avoid any delay.
It can be very helpful and speed up the process if you give your referees prior notice that we’ll be getting in touch, and make sure that your employers and your guarantors (if needed) are available to be contacted.
The decision to let
Although Rent4sure is responsible for carrying out the reference, it’s your letting agent and/or landlord who will make the decision to let.
