Section 21 to be abolished





The government has now confirmed that Section 21 will be scrapped.

The announcement to abolish S21 eviction notices was made in December’s Queen’s Speech and forms part of a new Renters’ Reform Bill.

S21 notices, sometimes known as ‘no fault’ evictions, are currently used to legally terminate an Assured Shorthold Tenancy when a landlord requires a tenant to vacate a rented property by a specified date.

The government wants to bring “greater security” to renters and will reform current legislation, changing the grounds for possession.

The government has promised to strengthen the rights of landlords to gain possession of their property through the courts, where there is a “clearly valid reason” for them to do so. It also intends to work to improve the speed and ease of the court process, so that landlords can get their property back sooner.

With the bill confirmed, agents now have more information and certainty as 2020 gets underway.
