Rent Protection & Legal Expenses Insurance
Our comprehensive Legal Expenses Insurance & Rent Protection products come with a variety of options for you to choose. We primarily cover Managed Properties, but we also provide insurance direct to Landlords for our Rent Protection products.

Cover on the Property
Only one policy is required on the property, regardless of the number of Tenants. A feature of our Legal Expenses Insurance & Rent Protection is that the cover remains in force for the full term chosen - either 6 or 12 Months (unless any claim has been made). Providing all Tenants or Guarantors on the Assured Shorthold Tenancy (AST) have successfully passed a reference with us, this allows you to change Tenants during the cover period without taking out a new policy*.
The rent will continue to be paid until vacant possession is obtained - regardless of when a claim is made during the AST*.
Our policies are underwritten by AmTrust Europe Limited, and administered by Arc Legal Assistance Limited.

In the event of a claim, at no extra cost our solicitors can serve the Section 8 and 21 Notices. This policy will cover up to £50,000 total rent payment per claim. Legal Expenses cover is up to £100,000 to gain vacant possession.
- A 90-day claim exclusion period at the beginning of your policy will be applied to any policy that starts after the start date of the Assured Shorthold Tenancy UNLESS a previous Rent Protection policy has been in force with no arrears within the previous 6 months, and this new policy is a renewal of that previous policy.
- If the total amount of Rent Owed is less than £250.
- If the insurer is notified more than 45 days after the first breach of the tenancy agreement by the tenant.
- Legal expenses which have not been agreed in advance by the insurer.

Renewals are Easy
You needn't worry about your policy expiring unexpectedly. Renewal notifications will automatically be sent to you 28 days before the policy expires, with further reminders sent 21, 14, and 7 days before expiry.
These notifications cease once you've renewed the policy, or opted out of renewal with just one click. Our online renewal process allows you to renew the policy in seconds, ensuring your property remains protected at all times.
Renewing your policy is as simple as clicking "Submit".
If you don't want to renew, it's just a single click to let us know.
To help you avoid a break in cover, we'll remind you regularly about upcoming renewals.
Should the worst happen and you find yourself needing to make a claim or have Tenants evicted, don't worry - our online claims process is straightforward.
You initiate a claim directly online, and as it's through your Agent Suite, much of the information is already pre-filled for you - saving you valuable time. Even if you don't have all the required information to hand, you can save your progress at any time and return to complete outstanding fields at a later date.
We'll send you daily updates about the progress of your claim, keeping you informed at every step of the process.
Direct to Landlord cover also available
Agents understandably want to provide all their Landlords with the best possible service. Landlords want as little risk as possible, especially if they are managing the property themselves.
That's where Landlord's Direct Rent Protection comes in. If you as an Agent are not collecting the rent, you don't have an insurable interest, and cannot purchase Rent Protection. Instead, hand our free marketing material out to your Landlords.
Once your Applicants - or a suitable Guarantor - have passed the referencing process, provided you have signed our non-regulated agreement (NRA) you can pass us your Landlord's details (with their permission), and we will do the rest. Be assured we will only contact your Landlords if you are happy for us to do so. Once the policy has been processed and we have received payment from the Landlord, the Landlord will receive their Rent Protection certificate and Policy Wording directly from us.
The Landlord can choose from 6 or 12 Months and whether the cover will be One Month or Nil Excess. We simply require the following information:
- The Landlord's name
- Contact numbers
- Contact email address
- Start date of tenancy
In the event of a claim, the Landlord will be able to submit the details directly online to our secure system. You are removed from the whole process.
